At the time of writing this post, the new Civil Service Hub in Blackpool had not yet been completed, but it had already reached its highest point, making it the tallest office building in the town. This £100 million, 215,000 sq ft development, located near Blackpool North train station on King Street, is being delivered by Blackpool Council in collaboration with nationwide developer Muse and contractor VINCI Construction. The hub is part of Blackpool’s £350 million Talbot Gateway redevelopment, which aims to bring over 8,000 professional workers and students to the town centre, helping to rejuvenate the area.
The building is designed to meet BREEAM ‘Excellent’ standards, ensuring sustainability in its construction and operation. Key features that contribute to its green credentials include terracotta façade panels that reflect the town’s architectural heritage while reducing embodied carbon, as well as energy-efficient mechanical and electrical services designed to lower energy consumption. It also incorporates air source heat pumps for low-carbon heating and cooling, all of which contribute to both the environmental sustainability and the wellbeing of its occupants, potentially boosting productivity.
Designed by Make Architects, the Civil Service Hub will offer a modern work environment with a spacious reception lobby, open-plan offices, meeting rooms, quiet zones, and flexible workspaces bathed in natural light. The building also promotes sustainable transport with amenities such as cycle storage, showers, and changing facilities, and is well-connected to public transport, being close to the new tram interchange, North train station, and bus routes. These features will not only attract more people to the town centre but also help boost foot traffic and trade for local businesses.
